However, it is best to meet with a few lenders to determine for how much you qualify for and to get a complete list of all closing costs and other items which you will need to complete the loan, often called a Good Faith Estimate (GFE). Once you have an understanding of how much house you can afford, you need to determine exactly what you want in your new home. It is helpful to come up with a list of "must haves" and "nice to haves" for each purchaser involved in the transaction. This will help you and your realtor identify homes which are of interest.

Now you need to select a realtor. You should feel comfortable with whomever you select. You should have confidence in not only their abilities as a professional, but also in their understanding of your needs and desires. A realtor is your advocate in the home buying process from start to finish.
