A home inspection is a contingency in a sales contract. Many buyers choose to have an inspection of the property they wish to purchase. During a home inspection, a professional inspector at the purchaser's cost will review the property with you to determine if there are any substantial issues with the dwelling which may cause you concern. This process takes a few hours and can be overwhelming, especially for the first time home buyer. Costs for these services vary.

Normally, your agent will provide you with a list of home inspectors with whom they are familiar. You may also choose your own. The American Society of Home Inspectors is the oldest and largest professional organization for home inspectors in North America.
